Home Sales in Sawyer County Hit an All-Time High!

According to the local Multiple Listing Service (MLS) 2017 Residential Sales for the
Hayward School District and Sawyer County have hit an all-time high. Residential sales,
which includes both on-water and off-water homes climbed to 423 units sold this past
year as compared to 368 sales in 2016. And 2016 was considered a very good year by all
standards. The average sale price to list price in 2017 was 93.6% of the list price as
compared to 92.3% in 2016. The 2017 average sale price for residential homes was
$222,578 as compared to $212,602. So in addition to more unit sales the average sale
price was up as well. Days on market sagged a little as 2017 had an average of 307 days
on market as compared to 295 days in 2016.

Using only the sales within the Hayward School District that have an assigned EFMV,
the 2017 average sales price to EFMV was 104%. On average all lake sales were just
slightly above EFMV.
According to MLS listing data there were 615 units of property sold in 2017 as compared
to 516 units in 2016. Unit is defined as all on-water and off-water residential properties,
vacant land including on-water and off-water as well as multi-unit- housing and
commercial and industrial buildings and land.
